All online rental ads are not created equal

Successful Rental Ads Fill Your VacanciesIn fact, many factors determine whether a rental ad will be successful at attracting renter leads. With so much information and so many choices on the internet, rental marketers need to make sure their ads catch - and hold - the attention of potential renters.

This week, we're highlighting one of our members' ads that received over 40 phone and email leads in one month... 40! For those who like to keep track of the numbers, that's less than a buck a lead (Single-family rental ad = $29.99). Let's breakdown the strong points of this ad that helped to make it a success:

I like to comment on sites with no comments.  This ad is interesting because it is obvious it has no view.  It looks OK, I would not expect it to get so many calls.  Just goes to show, I know nothing about the area.

Hi Misty... did you say "low deposits." What are the incentives? Do tell! I started to do property managment last year and would love to hear what you have to add! Thanks...

Hi Greg - the low deposit is a big one.  The ads that come through with very low deposits get the highest response.  I think with the economy some people are finding it hard to come up with first month + high deposit. We have also seen incentives such as first month free, 1/2 off first month, etc. that receive good response.

Misty - Great tips regarding generating more responses for rentals.  The same tips can apply to lead generation.  That is a lot of phone calls !  Very impressive : )  ~ Chris

Thanks Misty. I own rental property and getting the phone to ring is always important.

Thanks Misty! I like the idea of first months free rent. Sorta like apartments I guess. I don't know why I didn't think of that
