I see so many empty
flyer boxes on for sale signs in front of properties. I suppose flyer boxes are
fine but how effective are those flyer boxes especially when they are empty?
I imagine that it is hard to keep them filled and even harder to track down
who is taking them. Are neighbors taking them or are they being taken in bulk
and trashed. Who knows??
How many leads are you loosing?
The thing is I think many buyers are used to those flyer boxes and will stop if they see one. I think many buyers also like something they can take rather than having to write something down. So my suggestion is to keep the flyer boxes but utilize them differently.
Place 1 flyers on the inside of the flyer box but attach it so it can't be removed. Not sure if there are boxes out there that will allow you to attach print material that can't be taken?? If anyone knows of something please share it here.
On that 1 non-removable flyer print the following…
1. Print the property address.
2. Print an 800
# with text that reads something like "Call 800#, ext. 1234 for a recorded
message about this property". RingCentral allows you to purchase 800 #'s
and you can assign multiple extensions to your 800# and record different voice
messages per extension. You can use different extensions for your different
properties, which will allow you to better track the leads per property that
are coming into your 800#. Ring Central provides you with a log of all calls
that came in to your 800 # and you can see who called the different extensions
and make follow up calls if wanted.

Print
a unique email address that is associate with the property and listing
to cell phone identifier with text that reads something like "Email
or text this address to receive instant property information in your email or
on your phone". ClassifiedFlyerAds.com provides free unique listing email
addresses and listing to cell identifiers for each listing flyer you create
under any subscription plan. If a buyer sends an email or text to your unique
listing address, they will receive the property flyer in their email or a cell
phone friendly version to their phone. You will also receive an alert in your
email and on your phone with the email address or phone # of the buyer who made
a request on your listing.
In addition to having this 1 non-removable flyer, also include a bunch of index card sized sheets inside the box with the same information printed on these index cards. This will provide those buyers who like to take something with physical print material. If they then want more information about the property they can simply call the #800, send an email to the unique email address or send a text to the unique address and they will get instant information and you will capture the lead.
If the box runs out of the index cards – it won’t be such a big deal because your box still has the non-removable sheet that has the information they can use to request more details.
The text option is really great for those buyers who are driving around because they can request information on their cell phone while they are driving around. If you call them back fast enough from the alert you receive, you may even be able to catch them for a showing while they are in that area.

I've never been a fan of the brochure box, as it seems they go empty within 24 hours of putting 30 new flyers in, so I am assuming it is the neighbors! But these two ideas make sense, especially the index cards, since buyers love to have something to take with them and it provides another "showing" for your listing every time they look at it.
Misty- Very seldom are we even allowed to have signs, much less flyer boxes! Most of our areas are gated with no signs allowed or else these teeny tiny signs that you can not even see, like 6 inches x 8 inches! And of course each gestapo HOA has their own color etc!
Gave up brochure boxes many years ago and started using a 1-800 service from Arch Telecom. It works really well and has really boosted my ability to capture buyers for my buyers agents. I use the 1-800 numbers on everything I publish so that potential buyers are always calling the numbers for more information and I get a captured phone number. Learn a few scripts to use when you call the buyers back and you can triple your buyer sales this year!

Nestor & Katerina- I didn't even consider the gated neighborhoods with rules. By curiosity - do homes for sale in these communities have no indication from the outside of the property that the home is for sale? Are they only marketed on the MLS and internet and anyone interested has to make an appointment? I suppose for privacy reasons that would be a good thing especially in high end neighborhoods but I would imagine it being somewhat of a challenge too for buyers who may want to drive by and view the neighborhood before contacting someone. The non removable flyer idea is a good one as I have been on the side of being interested but no flyers left on several occasions. At least have a phone number engraved or something so the buyer has a way to contact the agent every time.

The "listing to cell" idea is a great tool and truly a step forward from paper flyers. I hope to see it catch on soon... the agents that do use it, love it!
Misty - quick queation - if someone doesn't want to purchase an 800#, they can just use their cell phone, is that correct?
P.S. Your image of the empty flyer box is hilarious, esp. the "go find another box" part! I just picture the reaction on someone's face after walking up to this box.
Hey Candis- yes someone could use their cell phone but you can't really customize recordings for different properties via a cell phone. The advantage of the 800 # is you can record different messages for each extension and assign each property its own ext. This way when buyers call the 800# and ext. they are presented with a message specific to that property. The agent can also retrieve all calls that have been made to each ext. and follow up with those callers.

Misty - I use Gumiyo.com for my text-to-flyer riders and site. Hardly ever use flyer boxes anymore. I like the "one flyer" option though...great idea. BTW - how do I get a cool Local Area Widget like yours????????

You can get the local area widget from your ClassifiedFlyerAds.com account. After you first log in you will see a "Widgets" menu option on your members main menu. Missed this the first time around. I actually was going to write a post on this, as I drive around my neighborhood and wonder why people use these and the boxes never seem to be full. I also love the same houses these boxes seem to have the yard signs with only the brokerage and company website- if you are lucky:-)
